Custom Design Home – North Arm Cove

Our team recently constructed this beautiful new home situated in a secluded little enclave on the NSW mid north coast known as North Arm Cove. Like most other blocks of land located in the area, the block was sloping and surrounded by nature.  Even though this home is in an area surrounded by bush, the steel frame will ensure that termites are not a problem for these home owners.

The new home features 4 good sized bedrooms with built-in robes, a media room and an open plan living space that opens up onto an expansive front deck which has been designed to capture the water views. The home also has an attached double garage with internal access.

Light grey render was chosen on the exterior of the home, with white surfmist colourbond windows and door frames throughout. This modern colour scheme adds to the beachy feel of the home. Large double sliding doors allow the cool ocean breezes into the home and ensure that the water view remains a focal point.

Entry to the property is via the side, near the entrance to the double garage. Upon walking into the home, you immediately feel the sense of space and light in the room.  The entry opens up onto the large light filled open plan living, dining and kitchen space.

Inside the home, neutral tones were chosen for the flooring in the main living spaces with a light blue paint colour on the walls which helps to create a calming and relaxed feel.

Raked ceilings in the living spaces accentuate the roof height and allow for additional glazing to maximise the amount of natural light entering the room.

White walls were chosen in the media room and throughout other areas of the home, providing the home owners with a blank canvas to decorate with their favourite soft furnishings and artwork.

The owners wanted lots of outdoor living space in their new home and the expansive deck running along the front of the property certainly met the brief.  This large space features modern marble look grey and white tiles and ceiling fans. The area will easily cater for large gatherings and the home can be opened up to seamlessly connect both the indoors and outdoors. The kitchen features a bifold window that can be opened up with countertop installed outside to allow the home owners to interact with guests whilst in the kitchen.

Sloping Block Home Design Under Construction – Lake Macquarie

Sloping blocks can be challenging for some builders, but the team at Freedom Homes have been building new homes on sloping sites around Newcastle, Port Stephens, Lake Macquarie and the Hunter Valley region for over 20 years. The new home featured below, is a modern skillion roof design, located in an enviable Lake Macquarie waterfront location.

This popular design style suits open plan living, with the beauty of high raked ceilings adding some design interest, whilst also allowing more natural light into the home. Our quality steel frame system, combined with James Hardie fibre cement external cladding and aluminium windows, means that the home owners won’t need to worry about termites destroying this new home.

Now that the windows and doors are installed, you can see how well the large expanses of glass frame the beautiful lake views. To create an indoor outdoor connection and to continue to maximise the water view, bifold doors were chosen to access the large raised undercover entertaining space to the rear of the home.

When it comes to window glazing options, the louvre windows complement the style of the home and allow the home owners to direct lovely cool breezes into the home during warmer months.

When complete, the interior of the home will be modern contemporary throughout, featuring a designer kitchen with quality stone benchtop, a large walk in pantry, ample storage space and quality cooking appliances. This home will comprise of four (4) good sized bedrooms, study, large open plan living space, over-sized double garage and lots of built-in storage.

Lighting choices include LED downlights to help minimise power consumption and ceiling fans to assist when it comes to cooling during summer. The owner opted not to install air conditioning due to the lovely lake breezes and the design of the home, capturing the winter sun for the cold days and using the louvered windows on the hot summer days, plus these lucky home owners also have the pool to cool off in on the 40 degree days.

5 New Custom Build homes at Failford – Bullocks Run.

Freedom Homes partner with a local developer to complete 5 Brand new Custom Build homes at Failford.

The developers brief to Freedom Homes was “Custom designed, above average homes with quality inclusions”. The market needed house and land packages that weren’t just thrown together to make a quick buck. The developer wanted unique, high quality built homes which were designed specifically to suit each block and meet the needs of discerning clients – a client that wants something a little different and who doesn’t want a “cookie cutter” home.

The result is a unique new development underway in the Great Lakes area of Failford, called “Bullocks Run”.

The team at Freedom Homes have designed five (5) new custom homes ready to be built at Failford within the Great Lakes area. Building construction work is due to start early 2018!

On large blocks of land, with beautiful wide frontages, these individually designed homes have floor plans with all the features and inclusions you would expect from Freedom Homes. The homes are a modern brick veneer homestead style design with colorbond roof to suit the landscape and surroundings. Each home is constructed using our signature welded steel frames for maximum stability.

These homes include all the essentials for modern family life. Four bedrooms, with a media room/office and open plan living/dining areas with quality inclusions.

All internal and external door furniture is from the Gainsborough range and the tiles used throughout these homes are supplied by local Hunter Valley tile company Jacoba Tiles.  The kitchens will include quality Franke appliances supplied by Reece Plumbing and top of the line kitchens custom designed, supplied and installed by Newcastle kitchen company Nadin West Kitchens.

The generous alfresco areas and verandah’s open out to enjoy the wide open space, gorgeous surrounding views and fresh air.

In addition to the attached double garage with internal access, each of these custom designed homes will also feature a free standing colorbond shed, complete with carport. Perfect for the man of the house!

Freedom Homes have been working closely with this particular developer for a number of years, constructing many quality homes across Port Stephens, Newcastle and the Hunter Region.  Repeat business and happy clients are important to us.  Freedom Homes were happy to hear that the developer on this project has chosen to continue his relationship with our company for the Failford development as he admires the honesty, integrity and quality that the company have delivered on every build.

There has been “Off the plan” interest already for “Bullocks Run” Failford. We will be providing progress updates as this development gets underway.

Sloping block steel frame home builder – new home in Lake Macquarie

This amazing new home maximises the use of this sloping block and displays gorgeous leafy views from all directions.  The end result is stunning both inside and out!

There were a few little challenges along the way when it came to meeting bushfire regulations and dealing with the natural slope of the land, but we worked closely with the home owners to incorporate the natural assets of the land to produce a striking, yet very functional new home. It was a smart decision to choose a steel frame builder for this project – these lucky home owners can sit back and enjoy the beautiful bushland surroundings without the worry of termites invading their home.

This home is a split level design to suit the sloping block.  Large expanses of windows throughout allow plenty of natural light to fill the spaces, with the option to open the windows to maximise air flow when needed. A generous tiled entry leads down into the large open plan living area, with the hero in this room being the built-in fireplace, with its convenient wood storage area – perfect for those cosy winter nights.

High ceilings and light coloured walls throughout, enhance the feeling of space, whilst the clever introduction of the timber tones in the kitchen add a touch of warmth. The awning windows overhead in this area of the home flood the home with natural light and can be opened to let the heat escape in the summer months. There is also ducted air conditioning for year-round climate control.

They say the kitchen is the heart of the home, and this modern functional design is just perfect with the large island bench complete with stone benchtop to allow plenty of space for preparation and serving.

Storage space is a premium requirement for most home owners and there is plenty of overhead cupboards, large drawers and a generous size pantry in this new home. Appliances are conveniently hidden away in the benchtop utility cupboard and the large fridge space and double sink add to the functionality of this modern kitchen.

We really love the inclusion of the bifold window that opens onto the alfresco area in this new home. The window can act as a servery area to the outdoor space, whilst also ensuring that the chef of the family is always included in social gatherings.

We also love how the large format floor tiles continue from the indoor living areas right through to the spacious alfresco area creating a seamless transition from indoor to outdoor. Large stacker doors connecting the living area with the outdoor space can be opened right up to make a huge walkway space, perfect for entertaining.

In keeping with the rest of the home, the master suite is also very light filled and spacious with neutral colours, plush carpet underfoot, raked ceilings and a generous walk in robe and ensuite bathroom.

What are the benefits of building a Steel Frame Home?

There are many benefits to using steel – the question you should ask yourself is why wouldn’t you build with steel. Read on to find out why you should consider a steel frame home for your next building project.

Lightness, Strength and Durability

Steel frames are lighter and stronger than steel and they offer greater flexibility than timber in construction and design. Steel is easier to erect than timber and it is more consistent to work with. Your home is your greatest investment and it’s reassuring to know that a steel frame won’t buckle or bow – that it will be straight and true for a very, very long time. Each piece of timber you use in a frame is different from another, due to exposure to the elements and natural variances. And later timber can become damp or rot. With steel you know every piece used in the frame will be the same. No bowing. No cupping. No warping.

One of the main reasons people look to build a steel frame home is because it is totally resistant to termite attack. The costs involved in repairing termite damage can be astronomical. On that basis alone it is hard to see why you wouldn’t choose steel framing for your house.

Fire Resistant

Using steel frames removes a proportion of combustible material in case of a house fire, providing peace of mind for home owners. There are other considerations when it comes to building on bush fire prone blocks – smart design, good product choice and selecting a builder who is experienced in building homes to suit these conditions will give you the best result.

Freedom Homes uses steel framing in all our construction. We know that a home built with one of our steel frames won’t sag, warp, twist or rot. The structural integrity of our frames means a stronger home for the entire life of the building, and peace of mind for home owners.

Choosing a style for your new home

Have you decided that you want to build a new home, but just can’t find what you are after? Or maybe you are confused after looking through countless number of display homes. Freedom Homes have over 25 years experience building new custom designed homes in Newcastle, Port Stephens & the Hunter Region, so we can look after the design and construction of your home for you.

Our team can help you incorporate the ideas you have gathered along the way and help you design whatever style of home you want . Being a custom home builder, we can build you anything you like. Below are some ideas and a few images to get you started.

Country Style Homes

Freedom homes can build you a traditional country style cottage on a smaller block of land, or we can build you a large homestead if you have an acreage property. Country style homes are generally more suited to semi-rural and rural areas, however you can still create a new home with a country cottage feel in a well-established area if you are willing to knock down an existing home and rebuild.

Contemporary Homes

Contemporary style homes are always very popular.  A contemporary modern home is a smart choice if you are considering re-selling the home at a later date. The simple clean lines and neutral tones will appeal to a broader market. With a contemporary home you can easily update the home to add some extra character if need be.

We have designed many gorgeous contemporary modern homes for home owners throughout the Hunter Region.

Traditional Homes

Many home owners still love the traditional homes with sandstock bricks, timber windows, gable roof design and the addition of feature fretwork. This style of home is still popular in areas like Cessnock, Morpeth and East Maitland as it fits in with the existing homes in the area.

Ultra Modern Homes

Home owners in Port Stephens and beach side suburbs such as Merewether often want a unique modern design to suit their waterside location.  Modern designs are also very popular in new land estates throughout the Hunter Region.

Design & Selection Process

Whether you have every detail etched in your mind of what your new home will look like, or have no idea at all, it doesn’t matter. Our experienced design team will help you design your new home and can assist you with any product and colour selections.

We can design your home using a mix of light weight construction products as seen on many modern homes such as boards and cladding with an iron roof, or we can design you a traditional home constructed of brick and tile – the choice is yours.

We would love the opportunity to chat with you about your vision for your new home. Before you sign with another builder, talk to Freedom Homes first and find out how we are different to other custom home builders in the region. Phone 0409 648 400.

New custom designed home in Cessnock region constructed by Freedom Homes.

At Freedom Homes we are proud of the custom designed homes we build and thought you might be interested in taking a look at this stunning modern country style home that was constructed about a year ago in the outer Cessnock region.

The client knew exactly the look that they were after and had been busy collecting images of all the things they loved which was wonderful. Our team were able to use these images as a reference point throughout the project to ensure the home owners achieved their dream home.

This country style home sits perfectly in its surrounds and will never date. The home is constructed using our steel framing system with colonial style feature face bricks and an iron roof. Large windows throughout the home allow the home owners to maximise views of the beautiful surrounding country side.

The french provincial styled kitchen with stone benchtops and custom cabinetry is just gorgeous and we think you will agree that it is a standout feature of the interior of the home.

It was important to capture the outside views wherever possible and the kitchen window was positioned with this in mind. The home owners choice of lighting positioned above the kitchen island bench adds a special touch and really completes the room.

The laundry space is a great size with an abundance of built in cabinetry and a large benchtop area. This room is very organised and well thought out. The room includes additional linen space and overhead racks and shelving.

The family bathroom is also generous with a freestanding tub and the feature tiles work beautifully above the vanity and on the wall behind the tub. The high ceilings throughout the home make the rooms feel even more spacious.

Freedom Homes build custom designed homes throughout the Hunter Valley region. Our speciality is helping home owners achieve their dream homes. Our point of difference is that we have a dedicated team who can help you through the entire building process, from the initial design stages right through to hand over.

If you are considering building your dream home, start collecting ideas and images and when you have found the perfect block give me a call on 0409 648 400 and we can start making your dream a reality.

Ways to add character to a brand new home

When designing a home don’t forget to consider ways that you can personalise or add character to your new home.  If you want to create a home with lovely character and charm you will need to choose a custom design home builder who will allow you to incorporate different items in your home design.

A custom designed home builder will allow you the flexibility to select products and features that are important to you. Choosing the right builder is particularly important when it comes to country style homes or knock down and rebuild projects in well established older suburbs.

Features such as custom designed lead light windows, custom made front doors, marble sinks, antique re-purposed items can all look amazing in the right home.

Take a look at one of our recently completed new build projects below, featuring traditional lead light windows and timber flooring.

If you want to add some extra character to a modern contemporary style home you could consider using recycled hardwood timber for decking, or perhaps choose a unique custom made front door to personalise your home.

For a more traditional look you could consider staining timber architraves and skirting throughout your home rather than painting. Timber windows are another way to introduce a different style – they can be stained or painted depending on the look you are after.

Another way to add interest to your outdoor spaces is to use feature privacy screening or you could include an outdoor fan to suit the style of your home in the outdoor living area.  Carefully chosen lighting can also make a big impact on both the inside and outside of the home.

Our friendly team can help you navigate through your new home selections to help you achieve your dream home.  Visit www.freedomhomes.com.au or you can call us on 02 4964 8400.

Freedom Homes build custom designed homes throughout Newcastle, Lake Macquarie & the Hunter Valley including areas such as Maitland, Cessnock, Port Stephens, Dungog & Singleton.
